Rolling Hills Estates

Highly dedicated to creating a blend of amenities and arcadian beauty.

Welcome to Rolling Hills Estates

A bucolic swath of country homes, dazzling trails, and family-friendly neighborhoods

Composed of mostly residential living in its northern portions, the small city of Rolling Hills Estates lies inland on the Palos Verdes Peninsula and contains the area’s best shopping district in its southern segments. Protected green space, parks, open-use horse trails, and rugged-meets-pastoral scenery helps to establish Rolling Hills Estates as one of the best places in the state for country-style living.

Rolling Hills Estates was incorporated in 1957, and residents found themselves united under the banner of maintaining the city’s rural, white-picket-fence, equestrian atmosphere. Ideals from its earliest inception can still be found among the city’s 30 neighborhoods today, and while each might come with its own unique characteristics and personalities, every area in Rolling Hills Estates is highly dedicated to creating a blend of amenities and arcadian beauty.

As they’re set slightly inland from the coast, the homes in Rolling Hills Estates often come with slightly less expensive pricing, without buyers having to sacrifice any sense of luxury. A mix of opulent Spanish colonial estates, gorgeous condos in wooded locations, and charming townhomes with incredible views of the city lights below, the market in Rolling Hills Estates are more diverse than other cities on the peninsula.

What to Love

  • Well-traversed equestrian trails and a horse-friendly lifestyle
  • Less than an hour from downtown Los Angeles
  • Abounding city parks and also a lively commercial district in the south

People & Lifestyle

Rolling Hills Estates is incredibly family-friendly and kid-friendly, in part because of its plethora of gated communities and highly suburban feel. The area is home to incredible schools and educational opportunities that have parents flocking to the well-priced single-family homes and properties. Residents value the outdoors, and it’s a great place for anyone looking for a city in which to stretch their legs.

Dining, Shopping, & Entertainment

Most of the retail and dining in Rolling Hills Estates is centered around The Promenade on the Peninsula and the Peninsula Shopping Center, both of which serve as some of the primary commercial areas for much of the peninsula at large. Stores within the district include recognizable names such as Old Navy, TJ Maxx, and Starbucks, and it’s the perfect location to spend the day browsing deals.

Rolling Hills Estates also has a bevy of excellent restaurants to choose from, and the cuisine here ranges from decadent pasta at local Italian favorites to refreshing Mediterranean fare and small coffee shops. Established in 1967, The Original Red Onion Restaurant has been serving up plates of the best Mexican fare on the peninsula for decades. The owners have a passion for perfecting traditional Mexican dishes, with a focus on the Sonora-style cuisine of their ancestors.

For Italian cuisine, there’s Giorgio’s Restaurant and Mama Terano, both of which have a relaxed atmosphere combined with a sumptuous menu of traditional Italian fare and house-made pasta. Chicken Maison is the go-to for Mediterranean. A fast-casual restaurant, its flavorful combinations are absolutely crave-worthy.

Things to Do

The Rolling Hills Estates community is packed with exciting options for entertainment and fun, including several city events and public services that foster a sense of neighborly closeness. The Palos Verdes Farmers Market combines the best of local produce and artisan goods with a lively ambiance that’s welcoming for the whole family. Peninsula Cars and Coffee is another much-loved event in which residents are treated to views of an exquisite range of cars while enjoying the perfect cup of coffee.

One of the most anticipated events of the year is the PV Street Fair, which combines thrilling rides, crafters and artisan booths, mouth-watering street food, live music, games, and retailers for an unforgettable weekend. To further develop connections and friendships, residents often join groups such as the Empty Saddle Club or the Rolling Hills Country Club

Those with a penchant for the beautiful things in life will fall in love with the bounty of nature in the area, which is maintained by the presence of the Palos Verdes Peninsula Land Conservancy and manifests as gorgeous hiking trails, equestrian routes, beaches, and open space. For a more artful, curated visual feast, residents can head to the South Coast Botanic Garden and delight in the lush vibrancy of its many exhibits and flora. Prefer the arts to the outdoors?
